Previous tenant or first time rental, our dedicated Lettings team are here to assist you to find your new home smoothly and efficiently.

Our services include:

  • Rental property search.
  • Advice on the rental procedure and legal conditions and your responsibilities as a tenant.
  • Processing of your tenancy application.
  • Move in appointment with our lettings manage whom will provide you with the tenancy agreement, full inventory of condition of the property, deposit certificate, direct contact details for your lettings manager, details of Details of how to report maintenance .
  • Protection of your deposit monies.

On application a partial deposit equal to one weeks rent is payable, this amount is non-refundable should you:

  • Withdraw your application after referencing process has commenced.
  • You fail the right to rent check that the landlord is required to carry out under the immigration act 2014.
  • You provide false or misleading information that leads to a failed reference.
  • You unreasonably delay in responding to any reasonable request made by Mcdermott & Co.

On successful approval of your referencing, you will be required to pay the balance of the deposit equal to a further 4 weeks rent, The full 5 weeks deposit paid will then be registered and secured with TDS. You will also be required to pay the first months rent upfront prior to the move in date.

Category Description
Pets If Mcdermott & Co and the landlord agree to allow you to rent the property with a pet, the monthly rent will at the landlord's discretion be 5% higher.
Tenancy Breach Fees You are not required to pay any fees relating to an application for a tenancy. Should your application be successful you will be required to pay certain fees for any breach of the assured shorthold tenancy agreement once signed, in line with the tenant fees act 2019.
Lost Keys If a tenant loses their keys or fobs for the property, The tenant will be charged the costs for replacements.
Non-Payment of Rent Rent must be paid on time as per the date in your tenancy agreement unless a change of date has been agreed in writing with ourselves (this may be subject to a additional payment of rent to cover the period of change).

If rent is paid 14 days late or more you will be charged at a rate of 3% above the bank of England base rate from the first day that the arrears occurred and for each day the payment is outstanding.
Changes to Tenancy A £50 charge will be payable for any change of tenancy such as to change one of the joint tenants. A charge can be made for any other amendment which alters the tenants' obligations.
